In accordance with the Developer Charges Guidelines for Water Supply, Sewerage and Stormwater (December 2002) for the purpose of enabling the Council to require contributions from developers as a precondition to the granting of a certificate of compliance for development pursuant to s64 of the Local Government Act 1993 and s306 of the Water Management Act 2000 Based on information provided by an independent registered valuer in the compilation of the "City of Wagga Wagga Section 94 Contributions Plan 2006", the following 'en globo' land valuations apply to determining contributions for open space land acquisition:
Council has adopted a Land Value index of 100.00 from 1 March 2007 for Section 94 Open Space Land Dedication. The Land Value index will be adjusted biannually on 1 September and 1 March each year. Adjustments to the Land Value index will be based on a registered valuers determination of the "en globo" land value per hectare in the Northern and Southern areas of Wagga Wagga mentioned above. Per clause 6.5 of the Sewer Development Servicing Plan, the relevant increases in the Consumer Price Index for the June 2007 quarter have been applied resulting in an adopted Sewer Developer Charge of $1,932 per equivalent tenement.
